About the Role
The Sales Manager will own sales performance for assigned real estate projects in Gurugram, translating business targets into a reliable operating system for pipeline creation, conversion, revenue realization, and customer trust. This role will lead and develop the sales team, establish clear goals, and use CRM data, funnel reviews, site-visit metrics, channel performance, and forecast discipline to improve outcomes. You will partner with marketing to sharpen demand generation, coordinate with project and customer-facing teams to remove execution barriers, and ensure prospects receive accurate, timely information. The role requires a hands-on leader who can coach individuals, manage performance, and intervene quickly when conversion or customer experience weakens. Your impact will be measured through sustained bookings, healthier pipeline quality, stronger team productivity, accurate forecasting, and transparent customer relationships.
Key Responsibilities
- Own assigned project sales targets through a disciplined funnel operating system covering lead quality, response speed, site visits, negotiations, bookings, collections, and revenue visibility.
- Lead, coach, and performance-manage the sales team using structured reviews, individual scorecards, capability plans, and field support that improve productivity and conversion consistency.
- Build accurate forecasts from CRM and pipeline data, identify slippage early, and provide leadership with transparent views of demand, risks, expected bookings, and revenue outcomes.
- Partner with marketing to improve campaign quality, channel contribution, lead economics, and messaging, ensuring demand generation is connected to project positioning and measurable sales outcomes.
- Manage broker and channel-partner performance through clear expectations, enablement, governance, and regular reviews that expand qualified reach while protecting customer experience and commercial discipline.
- Improve the customer journey by enforcing accurate communication, responsive follow-up, and coordinated handoffs across sales, customer service, finance, legal, and project teams.
- Convert market and competitor intelligence into pricing feedback, sales plays, objection-handling approaches, and recommendations that strengthen project competitiveness and business performance.
Essential Skills & Technologies
- Proven sales leadership in real estate, with ownership of targets, team performance, pipeline conversion, channel management, and customer outcomes across residential or related property segments.
- Strong command of CRM-led sales operations, funnel analytics, forecasting, dashboard interpretation, and performance reviews, with the judgment to convert data into timely commercial action.
- Excellent negotiation, communication, coaching, and stakeholder-management skills, enabling credible engagement with customers, brokers, marketing teams, senior leaders, and cross-functional delivery partners.
Additional Plus
- Experience selling residential communities, commercial spaces, or retail developments across North India, with a practical understanding of local buyer behavior and channel ecosystems.
- Familiarity with digital lead-generation programs, marketing attribution, sales automation, and structured broker enablement that improves qualified demand and lowers conversion friction.
- Experience scaling sales teams or operating processes during a high-growth phase, while maintaining reporting accuracy, customer trust, and execution discipline.
